Fahi Dhiriulhun Corporation (FDC) has terminated the agreements for two units in the ‘Amaan’ towers and issued eviction notices due to regularly defaulting on rent.
In a statement, FDC clarified that the action was taken in accordance with the procedures outlined in the lease and ownership agreements signed before the handover of the 4,000 housing units. The corporation noted that the occupants had been given multiple opportunities over a period of 135 days to settle their outstanding payments before the agreements were terminated.
During this period, FDC issued two payment default notices, followed by a final 30-day notice before terminating the agreements. The notices were communicated through the Fahi portal, SMS, email and formal written letters.
Despite these opportunities and the expiration of the final deadlines, the outstanding payments remained unsettled. Subsequently, FDC terminated the agreements and instructed the occupants to vacate the premises within 15 days of receiving the notices. Access to the FDC portal for the accounts concerned has also been revoked.
FDC emphasized that these measures are necessary to uphold contractual obligations and ensure that regulations are applied consistently and fairly to all residents. The corporation urged all tenants of the Amaan towers to comply with their agreements by making regular monthly payments for rent and maintenance fees, noting that these payments are essential to the sustainable maintenance of the buildings and the provision of services.
The social housing project in Hulhumalé Phase 2 comprises 4,000 apartments across 32 towers, categorized as ‘Amaan Dhoadhi’ and ‘Amaan Udhares’. Monthly rent is set at MVR 9,000 for three-bedroom units and MVR 7,000 for two-bedroom units.
Rent defaults in social housing projects across the Malé region have historically posed a significant challenge for authorities.
